WHAT IS THE BASIX 7 STAR RATING?

Thanks to the NSW Government’s commitment to achieving net zero emissions by 2050, the BASIX rating for new home builds in NSW is now 7 Stars.

What exactly is BASIX?

BASIX (Building Sustainability Index) is a mandatory sustainability standard that applies to all new builds in New South Wales. The BASIX assessment aims to promote energy and water efficiency in homes and to reduce the environmental impact of new buildings. A planning tool is used to assess three key factors: water, energy, and thermal comfort. BASIX is a condition of either a development consent (DA application) or complying development certificate (CDC application).

What were the most recent changes to the BASIX scheme?

Following the changes to the National Construction Code (NCC) 2022 energy efficiency provisions, the NSW Government announced these changes for NSW that will apply under BASIX.

For those building a new home after October 1st, 2023, changes include (but are not limited to):

  • External Wall Insulation – R2.5 minimum

  • Roof Insulation – R5.0 minimum

  • Use of light roof colours where possible

  • Home designs to have a combination of Low E coated glass for windows and doors

  • Implementation of solar photovoltaic panels

What costs will be involved?

Each project will be site specific with respect to costings involved, as there are many items that effect the building’s performance. Malora Homes will apply for the BASIX certification as your builder and will ensure your new home is compliant. Costings will depend on your geographical location, block aspect and home design. The home design criteria include ceiling heights, window sizes and the number of windows. It’s important to note that while these changes may mean a higher upfront construction cost to achieve the new average 7-star rating, the benefits have been assessed to outweigh the cost in the long run. It is estimated that the lower operational cost of the home will pay itself off within a decade and continue to save money throughout its lifespan.
